How Often Should You Sealcoat Your Driveway?

Asphalt driveways are a relatively low-maintenance feature of homes. But periodically, they do need to be seal coated. A sealcoat is a layer of an emulsion product over the existing asphalt—it doesn’t refer to the asphalt pavement itself. Talk to an asphalt contractor to find out how often you should sealcoat your driveway to keep it in optimal condition.

Reasons to Sealcoat Your Driveway

Sealcoating doesn’t fix major structural damage to driveways. (If you think your driveway has serious damage, talk to the contractor about your options.) However, it does offer much more than just a cosmetic upgrade. Sealcoating will fill in small cracks and gaps, preventing them from becoming larger cracks. Sealcoating will also protect your driveway from the damaging effects of road salt, chemicals, and moisture. Overall, getting your driveway seal coated will extend its longevity and save you money.

Initial Application of Sealcoating

If you’ve just had the contractor lay down a new driveway, you won’t have it seal coated right away. The driveway needs some time to cure and wear. Generally, asphalt contractors recommend having new driveways seal coated after one year.

Subsequent Applications of Sealcoating

Your maintenance schedule of sealcoating depends on the weather. If you live in an area that enjoys moderate temperatures and little extreme weather, then you may only need to get your driveway sealed every three to five years. If you live in an area that receives plenty of rain, snow, and ice, then you might need a fresh seal every two years. This is because harsh weather is tough on asphalt. Anyone who has ever blown out a tire on a pothole during the spring thaw can attest to that.

When it’s time to sealcoat your driveway, you can rely on Schreiner, Inc. They are experts in residential and commercial asphalt maintenance. You can call their office in Steamboat Springs, CO, at (970) 871-0078 to request a free estimate.
